Retail Buildings and Neighborhood Shopping Centers (from 2 to 5 acre sites) are the construction specialty on which Stevens Hemingway Stevens, Inc. has built our exemplary reputation. Most often, sites like these involve the demolition of existing structures and site improvements, all new utilities and corresponding street work, site & offsite improvements and, of course, the building(s). We are well equipped and experienced at handling the challenges this type of construction presents. Regardless of whether the project is an urban in-fill or a virgin suburban site, we are prepared to coordinate the required sub-trades, deal with the municipalities, accommodate the utility companies, while constantly maintaining forward progress and ultimately delivering a structurally sound and architecturally pleasing finished product.

Our very first venture into the commercial construction market over 25 years ago was building a chain of retail bakeries, both in the SF Bay Area and San Diego. We were introduced to the industry back then doing food service construction and are still in it to this day. Quick Service Restaurants, Coffee & Juice Bars, Sit-Down Restaurants or Specialty Take-Out, we build all aspects of food service. Success in this construction realm requires unique restaurant knowledge and experience, a comprehensive base of competent subcontractors, competitive pricing and the ability to work fast! We've managed to effectively develop and maintain these traits in building for the likes of McDonalds, Taco Bell, Wendys, IHOP, Chevys, Mel's Diner, Starbucks, Jamba Juice, Pizza Hut, Mrs. Fields, California Pizza Kitchen, Krispy Kreme, Sweet Tomatoes, Bubba Gumps and Boston Chicken.

Over the past 10 years, SHS Inc. has built more Walgreens Drug Stores than any other single contractor in Northern California. We've learned the nuances of these constantly evolving store designs and know how to effectively get Drug Stores built. We're acutely aware of the sensitivities of floor moisture to the vinyl flooring. We understand the equipment, the finishes, the masonry, the ADA criteria, the lighting and, most importantly, the pet peeves of Walgreens and Drug Store Chains in general. Box buildings constitute a very significant portion of the Retail Construction market. Based on the present trend of retailers to specialize and upsize, the demand for box building type construction has grown dramatically over the past several years. Due to the size (20,000 SF and greater), they're generally constructed of masonry block or concrete tilt-up walls with either a panelized wood or steel bar joist and metal deck roof structure. Their required utility infrastructures are bigger and, similarly, their site improvements are greater. Rather than resilient flooring, the box buildings usually employ stained or sealed concrete surfaces on the sales floor and most often just a sealed slab finish in the stockroom and back of the house. We've successfully built just about every variant of retail box building, which is further proof to the range of retail building services that Stevens Hemingway Stevens, Inc. is capable of offering.

Because Stevens Hemingway Stevens, Inc. has gained notoriety in several niches of the retail construction market, it's not surprising that other interesting and exciting opportunities come knocking. To that end, we have constructed many different specialty buildings including offices, industrial condominiums, movie theaters, private school buildings, automotive service facilities, clubhouses, garden centers, banks, churches and swim clubs. We apply the same elements of subcontractor prequalification and selection, scheduling, field supervision, project management and administration and pride of workmanship to successfully construct the specialty buildings just as we do our core retail jobs. Stevens Hemingway Stevens, Inc. is a merit shop with no trade or union affiliations, so we are admittedly not suited to prevailing wage and/or state and federally funded jobs. With that proviso, we are eager and eminently qualified to build anything within our realm of construction expertise in the private sector!

Although we consider ourselves ‘Shell Builders’ first, we’ve become very proficient at tenant improvements as well. One can hardly exist in this industry without offering the service of ‘building-out spaces’. Stevens Hemingway Stevens, Inc. has built every aspect of Tenant Improvement from simple vanilla shells to lavish Class A offices. Technically, any free standing ‘turnkey’ project is nothing more than a combination of a building shell at the front-end with a tenant improvement on the back-end. We’re very accustomed to moving onto someone else’s jobsite for the sake of building-out a particular tenant space and have learned how to coexist in the process. Similarly in reverse, when we’re the shell builder, we know how to work with other GC’s coming in to do T.I.’s on our site. Regardless of how it’s packaged, SHS Inc. is equipped and capable of doing Tenant Improvements both effectively and competitively.

Of all the commercial construction types that we specialize in, operating Shopping Center Rehabs are logistically the most challenging. Developers are compelled to upgrade their centers in order to re-tenant vacancies, enhance rents and sustain optimal tenant mixes. To that end, when a center needs to be remodeled, it's imperative to be minimally disruptive to the existing businesses while maintaining maximum proficiency and production of construction. In light of the current economic climate which is stagnating new developments, coupled with an increasing inventory of aging centers, rehabs are becoming a more prevalent aspect of our Industry.
